LODGING RENTAL AGREEMENT

DJ’S FURNISHED LODGING RENTAL AGREEMENT:

(For longer term tenants when discounts are in effect)

Reservations:  Reservations may be arranged with a credit card, cash or check paid in advance.  The full rental amount, or minimum 10% down-payment will be charged as a deposit to secure your reservation.  Charge will be processed at the time of reservation, unless other details are pre-arranged.   In the unforeseen event that something should happen to prevent our homes or facilities from usability, we will issue a full refund of your deposit.  We reserve the right to cancel availability as necessary, and will notify you of any such action as soon as possible.

Cancellations:  Cancellations made more than 30 days prior to rental date are subject to a processing fee of 10% of the reservation total, minimum $15.00. For cancellations made 30 days or less prior to rental date, deposits are non-refundable, unless we are able to rent it out to someone else.  Only the above mentioned processing fee would then apply.   There will be no refunds for early departures, without prior approval.

Rates:  DJ’S has a rate schedule according to the length of your stay for longer term occupancy.  (“Longer Stays ~ Lower Rates”).  Payment in full should be made in advance in order to secure a long term rate.  Lesser payments may be arranged with management if authorized, but the amounts will be determined by the pro-rated daily or weekly schedule.  DJ’S may also reimburse according to the pro-rated schedule, if you have paid in full but circumstances cause you to leave before the expected stay is completed.  Some leases required.

CHECK IN TIME:       4:00 PM

CHECK OUT TIME:  10:00 AM

Please leave facility in a neat condition.  Dishes should be washed and things placed in the original location as much as possible.  Doors should be locked and keys returned to DJ’S office by check out time or before.  If office is unattended, drop key in the locked box by office front door.  

Deposits:  We ask for cash or a signed credit card authorization as a security deposit for your rental.  This will be processed at time of check-in, or before access to the unit is given.  Paid deposits will be cleared upon inventory inspection.  DJ'S will send check by mail within seven business days after rental completion for cash deposits, unless repairs, cleaning or replacements require more time.

Damage:  DJ’S will inspect and thoroughly clean homes following each rental.  You will be held responsible for missing items or damage caused by yourself, your family, guests or visitors. Any resulting charges will be deducted from your deposit, or processed as a charge against your credit card.  Fees will be assessed if necessary cleaning is beyond routine and customary, such as if carpets are excessively dirty.  (Please do not use DJ’S white towels for beach use, make-up removal, shoe polishing, etc.)  Any sign of smoking indoors or pet residue will result in a charge, minimum $150.00, as DJ’S rents only NO SMOKING - NO PETS units for our clientele.

No Smoking – No Pets:   Outdoor ashtrays are provided in various locations for your for use.  Please do not discard litter onto the ground.  Any exception allowing pets requires pre-authorization and is subject to additional fees and/or deposits.

Authorization:  By signing DJ’S rental agreement, you agree to authorize DJ’S to process charges to repair or replace any broken or missing inventory which occurred during your rental, and/or to pay any additional rent for an extension of time beyond what you originally initiated and paid for.   

Maid Service:  Maid service is NOT provided during your occupancy.  If you are furnished with bedding and towels, you will be responsible for laundering them as desired during your stay.  They may be left for us to gather upon check-out.    More may be requested, as necessary, but we reserve the right to add a minimal linens charge.  Cleanings and linen changes may be available upon request during your visit for $40.00/cleaning.

Phone Service:  Local call service is provided free in the east entrance of DJ’S Family Center.  Long distance calls must be collect or calling card.  Emergency phone calls may be received through DJ’S office on your behalf.  

Plumbing:  DJ’S Properties are on  septic tank systems.  Please do not flush sanitary products, greasy kitchen waste or food particles, or any other foreign objects down the system.  Only white toilet tissue should be flushed into the system.

Utilities:  DJ’S homes are heated and have air conditioning.  Please adjust the temperature when you leave for the day and turn off lights and appliances.  Please keep doors and windows closed when using climate control. 

Grill:   If grill is provided, please clean off after each use and replace cover after it has cooled down.

Amenity guarantees:  If an appliance, air conditioner, etc, should happen to malfunction, we will make every reasonable effort to have it repaired in a timely manner. We do not guarantee against unforeseen breakdowns, so a malfunction does NOT necessarily justify a refund or discount.    

Consumables:  Paper goods and soaps, etc. may be provided as a starter supply, but you should supply your own refills.

 Parking:  DJ’S has limited parking capacity, but can make arrangements for you if you exceed  2 cars or need a place for boats & trailers.  We ask that you verify with us, and be sure not to park in front of others’ residential property.

Park Stickers:  You do not need a state park entrance pass to park at DJ’S.  We are right across the highway from the park with a 6 mile bike trail and playground, lake and picnic area access.  You will need a sticker if you drive your vehicle into the park where entrance requirements are posted.

 Courtesy:  We enjoy a quiet residential area in a resort setting.  We ask that you and all your visitors respect the privacy of our residents and operate your activities with a “Good Neighbor” policy.  Please keep noise and volumes down and refrain from loud activities outside your rented home.  Parents are responsible for the actions and whereabouts of their children.  Please do not allow them to play on other peoples’ property.                        

Refunds are not given in cases where tenants are asked to leave by management for not cooperating with policies.

I HAVE READ, UNDERSTOOD AND AGREE TO ABIDE BY DJ’S POLICIES AND PROCEDURES.  I UNDERSTAND THAT DJ’S WILL NOT BE HELD RESPONSIBLE FOR ANY LOSSES, INJURY OR DAMAGES THAT I, OR MY PARTY, MAY SUSTAIN DURING OUR VISIT.  BY SIGNING BELOW, I VOLUNTARILY ACCEPT MY RESPONSIBILITY AND WILLINGLY RELEASE DJ’S FROM LIABILITY ON BEHALF OF MYSELF AND ALL PARTIES IN MY GROUP.
